Bennett Rice Mill Facade

The Bennett Rice Mill Façade has been selected to receive a 2026 South Carolina Historic Preservation Honor Award in recognition of the extraordinary stabilization and restoration of one of Charleston's most significant industrial landmarks. Constructed in 1844 under Governor Thomas Bennett, the rice mill was once a centerpiece of Charleston's internationally renowned rice industry, reflecting the city's prominence as one of the world's leading rice-exporting ports during the nineteenth century. Today, the surviving façade stands as one of the last visible reminders of Charleston's historic working waterfront.

Completed in 2025, the project successfully stabilized and restored the freestanding masonry façade after decades of deterioration caused by hurricanes, environmental exposure, and the loss of the original building. Reduced to a single standing wall following Hurricane Donna in 1960 and further damaged by Hurricane Hugo in 1989, the structure presented one of the region's most technically complex preservation challenges. Engineers and preservation specialists developed innovative structural solutions to reinforce the historic masonry while retaining as much original material as possible and preserving the façade's historic character.

The restoration followed the Secretary of the Interior's Standards for the Treatment of Historic Properties, combining meticulous craftsmanship with modern engineering techniques. Historic masonry was carefully cataloged, conserved, and reused wherever feasible, while missing architectural elements were reconstructed using historically appropriate materials and archival documentation, including Historic American Buildings Survey (HABS) photographs. The result is a stabilized landmark that faithfully reflects the building's historic appearance while ensuring its long-term preservation.

As a centerpiece of the future Union Pier redevelopment, the Bennett Rice Mill façade will continue to serve as a powerful symbol of Charleston's industrial heritage and maritime history. The project demonstrates how historic preservation can successfully shape modern redevelopment, balancing economic growth with cultural stewardship. Through its exceptional preservation practices, technical achievement, and lasting community impact, the restoration ensures that this iconic landmark will remain an enduring part of South Carolina's historic landscape for generations to come.
